ULI Arizona invites you to hear about a groundbreaking mixed-use project in downtown Tucson. Ten years in the making, it’s a modern office, retail and multi-family development in a historic neighborhood sandwiched between downtown and the University of Arizona, and along the modern streetcar line.  The project went through a complex PAD rezoning process, almost six years of neighborhood meetings, a Historic Preservation Zone Boundary Amendment, and more hearings and meetings than you would have thought possible. The phase 1 office, a beautiful, contemporary design that is compatible with the historic district in which it resides, was completed in late 2019 with one of three floors leased … and then COVID struck.  Phase 2 multi-family is pending.

Please join us as we discuss all the twists and turns encountered during this very interesting project.
Hear from Randi Dorman of R+R Develop on the PAD Rezoning and Historic Preservation Zone Boundary Amendment processes; Rob Paulus of Rob Paulus Architects on creating contemporary design that is compatible with a historic district; Toufic Abi-Aad of Bourn Companies on securing a GPLET and financing the project; and Rick Kleiner of Cushman & Wakefield | PICOR on leasing new office space during these challenging times.  Don’t miss the conversation!

    Randi Dorman

Chief of Making it Happen, R + R Develop

Randi has been developing projects that change the way people see Tucson since she moved here in 2001. After a successful career in advertising and global branding in NY, Randi shifted her focus to real estate development, partnering with her husband Rob Paulus on the Ice House Lofts, Barrio Metallico, indigoMODERN, the Trinity and other downtown developments. Randi has been President of the Museum of Contemporary Art (MOCA), Chairwoman of the Downtown Tucson Partnership, and was named Most Influential Woman in Tucson in AZ Foothills Magazine three years in a row. In 2019, she took the plunge into politics and ran for Mayor of Tucson.

    Rob Paulus

    Principal, Rob Paulus Architects

Rob Paulus is an architect, developer and musician who has been practicing architecture for over 25 years to create unique, award winning, and regionally specific architecture. His approach to design is holistic and encompasses a broad range of influences that align to produce enlightening environments that improve the human experience. Rob’s approach to each design is to balance the triple bottom line of economic, ecological and social variables as he strives to create architecture with the ability to positively transform communities and civic life. Rob and his wife Randi Dorman also develop mixed use projects with their R+R Develop group and specialize in creating responsible density in an urban setting.
