Josh brings more than 20 years of real estate management and development experience to NexMetro, having worked with both private regional developers and large public national homebuilders. He is responsible for the development and implementation of both short-and long-term company strategies to ensure NexMetro's growth, effectiveness, sustainability and overall investor return. His influence is reflected in the highly entrepreneurial spirit and high standard of execution of the organization. Alongside his business partners and company founders, Josh has innovated a new housing lifestyle of detached, professionally managed, rental home neighborhoods, by creating places that people are excited about and want to call home. Josh is a frequent speaker and panelist on a broad variety real estate topics with industry groups suchg as ULI, NMHC, and IREM.     Sheryl Palmer

    Chairman and Chief Executive Officer, Taylor Morrison

    Sheryl Palmer is the Chairman and Chief Executive Officer of Taylor Morrison Home Corporation, a leading national homebuilder and developer based in Scottsdale, Arizona. Since 2007, Ms. Palmer has overseen a highly experienced leadership team in several key national homebuilding markets. With more than 30 years of cross-functional building experience, including leadership in land acquisition, sales and marketing, development and operations management, Ms. Palmer has led Taylor Morrison into the top ranks of America’s largest public homebuilders, following the company’s IPO in 2013. Currently, Ms. Palmer has the organization dedicated to implementing a business strategy focused on three priorities: pursuing strategic growth opportunities to deliver benefits of scale; enhanced operational excellence to drive company-wide efficiencies; and differentiating the customer experience Taylor Morrison provides all team members and homebuyers. Under Ms. Palmer’s leadership, Taylor Morrison has been successful in creating trustworthy relationships with both its internal and external customers. Ms. Palmer’s passions extend beyond homebuilding and enter the many realms of: parenthood, including her three children and five grandchildren; leadership and diversity; supporting veterans; solving for homelessness; and health and wellness. Ms. Palmer is currently serving as the 2019-2020 Chairman of the National Board of Directors of HomeAid America, is on the Board of Directors of Interface Inc. and is an Executive Committee Member of the Joint Center for Housing Studies Policy Advisory Board at Harvard University.

    Waseem Hamadeh

    Managing Member, HOH Investment Group

    As managing member, Waseem Hamadeh brings more than 15 years’ experience in real estate brokerage, investment and finance to HOH Investment Group. His background includes experience as a senior analyst at Bank of America Corporation; target acquisitions and management of personal portfolio of retail, housing, and land investments, and been involved in over $1 billion dollars in land transactions while at Land Advisors Organizations. HOH Investment Group was founded to pursue the passion of real estate investments in complex and opportunistic projects. Before founding HOH Investment Group, Waseem spent over 7 years applying his financial and real estate expertise in some of Land Advisors most sensitive, high-profile projects. Waseem worked closely with CEO, Greg Vogel, to advise clients during decisions concerning the highest and best use of land, disposition and acquisition, financial modeling, and capital placement. Outside of land and masterplan brokerage, at Land Advisors Organization, Waseem was also involved in capital placement assignments from debt, equity and mezzanine financing in major projects across the U.S. Waseem has been retained as an advisor to high net worth individuals, institutions, and family trusts on their real estate holdings and has been continually growing and investing his personal portfolio of diversified real estate holdings. Waseem holds a Bachelor’s degree in Finance and a Master’s degree in Real Estate Development from the W. P. Carey School of Business at Arizona State University, along with his MBA from the Eller College of Management Business School at the University of Arizona. Waseem is a Goldwater member and is the current president of the Active 20/30 Club of Phoenix, an organization founded by Barry Goldwater in 1932 to serve underprivileged children throughout the valley. He’s a member of the Arizona State University Real Estate Council, and serves on the boards of several organizations; including the Children in Need Foundation 501(c)(3), Urban Land Institute’s Young Leaders Group and NEXT, and Phoenix Art Museum’s Men’s Art Council. Waseem is also one of the founding members of the Aspiring Youth Academy, a leadership and entrepreneurship camp for business inclined disadvantaged youth.

    Ian Swiergol

    Managing Director (Southwest), Alliance Residential Company

    Ian Swiergol – Managing Director, Southwest Division, Alliance Residential Company Ian Swiergol directs the development, investment and construction operations for Alliance throughout the Southwest division. With more than 14 years of real estate and development experience, Mr. Swiergol has been responsible for the development of 18 multifamily properties (4,500 units) while at Alliance Residential. This includes originating and negotiating land purchases for development, managing the entitlement and development processes, and overseeing the leasing and asset disposition activity for the investment. Mr. Swiergol graduated magna cum laude from the University of Arizona and also earned a Master’s of Business Administration with a concentration in real estate finance and private equity from the McCombs School of Business at The University of Texas at Austin. He holds membership with a variety of civic and business associations including the Real Estate Investment Advisory Committee (REIAC), Urban Land Institute (ULI), Phoenix Community Alliance (PCA), EC70/Executive Council Charities, and is a charter member of the TGen Ambassadors.
